The conveyancing process for the buying of a property involves the following few key stages.
Once your offer has been accepted, the seller’s solicitor will draft a contract for us to approve.
When we receive the contract, we will review the deeds, carry out property searches and raise any enquiries with the seller’s solicitors.
If you are taking out a mortgage, the mortgage offer will be sent to us.
When the paperwork is all in order, we will report to you and ask you to sign the contract and related papers.
When you have paid the deposit to us, contracts can be exchanged and a completion date is set. At the point of exchange, both you and the sellers are legally bound and neither party can then change their mind. If you then pull out, you will lose your deposit and you may be sued for breach of contract.
On completion day, we will transfer the purchase monies to the seller’s solicitors. When they have received the money, completion is effected and the property will be yours. You will be able to collect the keys and move in.
We will register the property in your name at the Land Registry and then send you documents confirming your ownership.
